I live in Arkansas & have a clear title to a timeshare in Florida. All I have is a copy of the Mortgage Deed & Warranty Deed. Can I use a quit claim deed to sell it?
I have tried selling through marketers, but they have all been scams. I would like to put my property up for sale & see the process through with my own attourney or Title Company. Do I need to do a title & deed search, or can the buyers do that after the sale?
How can this be handled with the least expense & time?
Also, can I have the paperwork done ahead of time so any potential buyer can see proof of ownership & speed up the process?
Can I get all the paperwork I need done in Arkansas?

Hi wdwbnd!

Welcome to forums!

As far as I know, you can use a quitclaim to sell off the property. But as it's a free and clear property, a warranty deed can also be used. In my opinion, the buyers should go for a title search. I don't think you will be able to do the paperwork ahead of time. You will have to find a buyer first and then start off with the paperwork. As the property is located in Florida, the paperwork should be completed there.

Feel free to ask if you've further queries.
