Hello Mr. Kalvesmaki,We are currently renting a home. We have been renting for almost exactly 1 year (lease ends July 31st 2008). we spoke with the owner and he is interested in doing a Owner Financing with us, utilizing the Lease with Option to buy methodology. We have never missed a payment and would like to make this process as simple as possible for the homeowner. Can you kindly provide some much needed guidelines. -Mark

Thanks fro answering my post. I did not take cash out when I refid 2nd mortgage to fixed rate. What exactly does the following mean, and will it end up being beneficial?? (rate and term refi o nyour first and second....Then after that closes and funds get a second mortgage).......

Thanks for the jumbo info, Cedric...my company doesn't broker with US Bank, and all the lenders we use cap out at 90%. My company tends to work amongst the more conservative lenders...I bet the PMI on that deal is crazy high!
  

you said credit score does not matter with FHA home loan.. Well can you tell me how to go about applying for one?
  

My post was relevant and had NO SOLICITATION.It is true that some lenders only offer some products, and others dont offer it. Some of us work with Hard Money Investors in which most of the lenders do not. My post was not in anyway of solicitation or bickering.

Hey Cedric, good to see you back posting here again. I noticed it seemed you were getting frustrated at some of the posters on the site and wanted to offer some advice. I went through the same thing until I learned that a lot of people who post here live outside the US and they are mostly giving accurate information, just not practical information. It's like they are just repeating something they read.Anyway, the community will really embrace you and they are very much in need of knowledgable mortgage people here. Just try not to post in a tone that talks down to someone as they will bite back on that kind of thing. Educate them and they will listen. Treat them like they are stupid and they'll remember forever.Just my .02
