| our house is only a couple of years old and we moved it to our 5 acres last summer from our neighbors property. the problem is no one will give us a loan on one that has been moved 2 times. Help please. |

| We currently own, we make no payments, on our home which was built in 1979. We are almost complete on remodeling the inside which includes new walls, floors, kitchen cabinets and appliances, new windows and doors. The house has a decent outside but we are debating redoing that as well, the pitched roof has also been redone. It's a little over 1,700 square feet in a park. We are wondering if it's worth purchasing a piece of land and moving it because of it's age? Also, we have no down payment and am wondering if we could use the house itself as collateral for a loan to buy the land and financing the moving? Once we've completed improvement, a real estate agent has valued the house at approximately 40k. P.S. we both have credit scores in the mid to high 700's and have solid work history. Thanks! |

Hi,
To joyceann,
Mobile homes build prior to 1976 do not qualify for loans. Moreover, in order to get a loan, your mobile home should have a permanent foundation and should be situated on a land owned by you. Moreover, your credit score and financial situation will be considered by the lender. If you can afford to pay off the loan, then it would not be risky for you.
To karla,
If your mobile home does not have a permanent foundation, it would be difficult for you to get a refinance. Your can look out for personal property loans.
To fearful,
You can try to get personal property loan for a mobile home which does not have permanent foundation. Retailers who sell mobile home can provide you with such loans.
To Angela,
You can use the house as a collateral to buy the land. However, if you want, you can also use the land as a collateral. Moreover, I guess the mobile home does not have a permanent foundation. In this case, it may be difficult for you to get a mobile home loan.

| we have a permanent foundation and the house is perfect inside and out. we have plenty of equity and credit ok. it's just that no one wants to refinance on a 2x moved home. we have a construction loan and interest is over 9%. |

To Karla,
I think you should speak to few more lenders and see if you can get a refinance. You can speak to the lenders of this community and seek a no obligation free mortgage consultation from them. This will let you know whether you would get a loan or not. You'll also come to know about the present market rates.
To selina,
You haven't mentioned the type of of bankruptcy you've filed. If it's chapter 13, then you'll have to wait for 2 years after the discharge to get a conventional loan and 1 year after the discharge to get FHA loan. If you've filed Chapter 7, then you'll have to wait for 4 years to get conventional mortgage and 2 years to get FHA loan.
To MARGE,
You won't be able to get a mortgage immediately after your bankruptcy is discharged. What type of bankruptcy did you file?
To DONNA,

| My husband and I own a 2004 single wide with 1216 sq ft of living space and it sits on a permanent foundation on 2 acres of land which we bought outright. We have an exisitng mortgage of 54,000 on trailer. We had a bancruptcy in 2005 and have since built our credit back up with credit scores of 671 each. We were wondering if we could refinance and get a VA loan and what the current interest rate would be for us? |

Hi Guest,
It would be difficult for you to get a mobile home loan with bad credit and no money down. The credit score required for conventional loans is 720 whereas for FHA loans, you would require a credit score of 620. | I would like to refinance to payoff credit card debt and get a new roof and new door. Approximately $68,000. My current loan is 15 mo. balance $49,000. My credit score is appox. 745. I do not want to keep getting credit checks for loan prequalifying because I know this does not look good on for credit. How can I find the right lender without having them constantly checing credit.
