Before posting a question on this forum please do the following:
1. Use the forum search function. Most questions have been asked and answered already and it's very likely you can save yourself some time (and pick up a few good ideas) by going through related threads.
2. Do not post new problems on someone else's thread. That's called hijacking. Aside from being rude, your question may get lost in the shuffle.
3. Make your post easy to read. Use proper punctuation, paragraphs, avoid abbreviations, and NO ALL CAP POSTS.
4. Provide the state where the property is located because state property laws vary.
5. Do not spam the forum with your product or service. Spam is multiple posting of the same message. Spam will be deleted.
6. Please give your post a relevant topic subject. Topics titled "Please Help" or "quitclaim deed" don't attract as much attention from our regulars as something more descriptive.
7. If you don't know the answer to a posted problem or have nothing intelligent or helpful to contribute, please don't post in that thread. Don't try to build your post count with "welcomes" or by replying to every comment with a greeting only.
9. Try to post questions in the appropriate forum.
Wow jheard great points and that will really help the community
But I think saying "welcomes" is not too bad a thing here although I have also seen some meaning less gossip posted in this forum which in the end will not help the forum and it should better be stopped.
There are certain people spamming the forums, which doesn't help anyone! This needs to be stopped. But I somewhat differ with you on point 2 which says "Do not post new problems on someone else's thread".
The thing is, not many people realize that their problems are slightly different from that of others. And that's the reason they post their problems below the posts made by others.
Say for eg: if there's a thread titled "Reverse quitclaim", people having problems with reversing the deed usually come and post their problems below. This is because their situations may be slightly different though the problem is regarding reversing the deed.
Moreover, people often check for solutions in google so that's where they might have come across some of the forum threads here and therefore posted their problems below.
I feel we have to give them this much of leniency What do you say?
Thread hijacking is bad for many reason. The linear nature of the forum makes it confusing where there are multiple answers to multiple questions; which answer goes to which question?
If the question applies to the original post, that is OK. But to ask a new question, even related, takes the thread into a new area. People use the post titles to search for answers. If your question and answer are buried in another post, no one will find it.
It is frustrating to see the question and read 10 pages looking for an answer only to find someone else has asked a new different question and hijacked the thread.

I don't think that people intentionally do it, I think that by the time that they find these forums they are so frustrated and scared, especially in a possible foreclosure that they find a post that is relate and start typing.

I just posted a question to this thread - subject titled - deed in lieu, short sale, et al. From Hawaii I'm sorry if I posted it to the wrong group but I didn't see a heading that made sense except this one. How can I get my question to the right group? Thanks, Sandi

I have to agree with what is being asked here. I have been on other topics on this web site. This listing is hard to follow with the hijacking.
It's hard for a person who is looking for an answer by reading what others have already asked.
Jheard is absolutely right. Visitors should give meaningful topic subject to the posts if they want them to be noticed and answered. A subject should give a brief idea of what the post is all about so that whoever has some knowledge about the topic can come up with a useful idea or a solution.

How do you search for questions that have already been asked? I can't find a search button.
You can find the "search" option at the top right hand corner of the page. You can write your question there and check out if that question is previously answered or not.
